Pre-Construction Services

As your Construction Manager or Design/Builder, we provide many services during the Pre-Construction phase of your project. Allied/Cook has a large impact on the success of your project during the planning and design stages. In fact, the earlier we're involved, the more influence we can have on your overall costs and schedule.

Many of our clients recognize the value of having their Constructor on board as early as possible. Doing so allows Owners access to construction information much earlier than the traditional General Contracting process. This early access to critical information leads to better decisions being made and a more successful end result.

Some of the services we perform during Pre-Construction include:

Assist in site selection and site analysis
Advise on issues regarding cost, quality, and schedule
Analyze design documents on issues regarding completeness, constructability, and life cycle costs
Advise and recommend on Green Building/LEED Certification options and requirements
Perform Value Engineering services
Obtain early subcontractor input with no contractual commitment
Identify long lead time items
Prepare budget estimates
Prepare project schedules for both Pre-Construction and Construction
Participate in the permitting process
Coordinate various design functions
Solicit and select Design/Build Subcontractors for P/HVAC and Electrical trades, if appropriate
Conduct a formal bid process
Analyze bid results
Prepare a final budget for contract
Proceed to construction
